Can you help us design a legal secondary suite in our existing home?

Yes, we can definitely help you with the successful planning and design of a legal secondary suite, as we're always up to date with the current building codes, bylaws and zoning regulations. Please contact us to schedule an on-site meeting, where we can discuss the challenges and effective design approaches to incorporating this type of suite into your home.

Do you design additions and/or provide re-design of interiors?

Yes, we have extensive experience with both, and welcome the opportunity to hear what you have in mind.

Do you assist with landscape design?

A.

Yes, we can certainly assist you with hard-scapes such as decks, patios, fireplaces, pools, landscape bed shapes, but recommend consulting a landscape architect or planner for specific plant species.

What are the average construction costs to build a home?

A.

This is always a tricky question given the wide range of size, complexity and styles of homes. During our first meeting, we can discuss some budget numbers to expect in our industries current market.

Will KRN Residential Design help us choose a builder or contractor?

A.

Yes, it would be our pleasure to point you in the right direction. Over the past several years, we've had the opportunity to work with a wide variety of builders and contractors in the Regina and surrounding areas. We can point out the good, and identify the pitfalls to watch out for.

Do you build homes?

A.

No, KRN Residential Design is only involved in developing the construction design drawings and certified foundation detailing for your home; the information you'll need to communicate effectively with your builder, obtain building permits, and ultimately have your home constructed.

What are the fees for your services?

A.

Fees are generally based on the overall square footage and complexity of the design. Whether you have a very clear vision for your new home, or need assistance getting started, we're ready to help you through the challenges of putting it all to plan. Contact us for a complimentary in office consultation, from which we'll provide you with a quote and time frame to design and plan your new home or addition.

Can you design to a specific style?

A.

Yes, we're experienced in designing to all styles of architecture.  Simply bring us your ideas, and we'll help you build on them.

Do you provide certified foundation engineering?

A.

Yes, Kelly Nadler, President of KRN Residential Design is an authorized agent for two local engineering firms.  Based on your foundation preference(s), and our recommendations, the foundation for your home will be designed and certified under the strict guidelines of our consulting engineers.

How long does the process take?

A.

The turnaround time is unique with each home, the scope of work and our current production schedule. It can be as quick as 2-3 weeks or much longer if extensive design development is needed. It is highly recommended to start designing and planning at least a year in advance of construction. Not only will this will allow for proper design and preparation, but contractor review, bidding and scheduling as well.

How do we get started?

A.

Please feel free to contact us at your earliest convenience, and set up an initial 'in office' consultation. This will be a comprehensive interview to learn about your desires for your new home; size, style, features and so on.  Information from this meeting will be used to create an estimate for our services and time frame to start and complete your design.

What should we bring to the meeting?

A.

Any materials that convey – even loosely – a desired design direction for your home. This may include sketches you may have prepared, a written description of requested rooms and spaces, features and room sizes. It is also important to bring along the land description as to where you'll be building. This would be the civic address, and/or the Lot, Block and Plan Number for your property.

What if we haven’t purchased and/or own any land yet? Can we still start planning our home?

A.

It is not always recommended to start planning until you've secured a parcel of land to build on, as the size and location of the land may pose some restrictions as to the overall size of the home you can build. Depending on your future intended land purchase, getting started with some initial conceptual planning never hurts. Our office has resource materials for most of the current developments in Southern Saskatchewan, and can clearly outline the zoning regulations for most locations.
